  • DSCR: 3,450 ÷ 3,038 = 1.14

DFW property taxes dominate PITIA. In this Frisco example, taxes are $708/mo — 23% of total PITIA. A 30% down payment would reduce the loan to $297,500, PITIA to ~$2,900, and lift DSCR to ~1.19 — a stronger submission.

Tax Rate Varies Dramatically by County

Collin County (2.0%), Denton County (1.9%), Dallas County (2.2%), Tarrant County (2.1%). A $400K home in Dallas County pays ~$733/mo in taxes vs ~$633/mo in Denton — that's $1,200/year difference. Always use county-specific rates.

New Construction Has Tax Phase-In Risk

DFW has heavy new construction. Many lenders initially use the unimproved land tax rate, but Texas reassesses at full value after completion. Investors who model taxes on the land-only bill will be surprised when the full assessment hits.

Strong Rent Growth Supports DSCR

DFW rent growth has been strong, which helps DSCR at refinance. However, appraisers use current market rent, not projected rent. Don't overpay expecting future rent growth to bail out the DSCR.

LLC Vesting Is Standard

Most DFW investors hold properties in LLCs. Lenders accommodate this but require a personal guarantee. Have your Texas LLC in good standing with the Secretary of State before submitting.
