Can short-term rental income count for a DSCR loan?

Yes — many DSCR programs accept short-term rental income from platforms like Airbnb and VRBO for qualification, but the documentation and calculation approach differs from long-term rental DSCR. Lenders typically use a rent schedule based on either the appraiser's market rent estimate (using comparable STR properties) or a trailing 12-month rental history from the subject property. Some lenders apply an occupancy or vacancy adjustment — even if the property currently rents at 80% occupancy, the lender may underwrite at a lower rate to build conservatism. Short-term rental DSCR programs exist but are more limited than long-term rental programs.

STR income documentation is everything. If you don't have 12 months of platform rental history, lenders will lean on the appraiser's market rent estimate — and that estimate may be conservative. Start tracking revenue early.

Occupancy assumptions can make or break DSCR. A property grossing $4,000/month at 80% occupancy may only be underwritten at 65%, dropping revenue to $3,250 — and that changes the DSCR materially.

Local STR regulations are a hard stop. If the city or county restricts short-term rentals, many lenders won't proceed regardless of the numbers. Always check local rules before going under contract on an STR property.

Fewer programs, higher scrutiny. STR DSCR is a smaller subset of the DSCR market. Expect fewer program options, potentially higher rates, and additional documentation compared to traditional long-term rental DSCR.
